More listings gave buyers a little more room in Rvlle, ArdenHlls and MndtaHgts

The biggest shift right now is supply. The Real Estate Data Aggregator counted 421 homes for sale across Rvlle, ArdenHlls and MndtaHgts in the three months ending August 31, 2026. That is up 21.7% from the same months in 2025. More choices for buyers means more competition for sellers. Pricing carefully matters more than it did a year ago.

Realtor.com reported that active listings topped 1.16 million homes nationally in September 2026. This market followed that same pattern. More supply is showing up everywhere, not just here.

Still, homes kept selling. The Real Estate Data Aggregator counted 647 homes sold across the five ZIP codes in that same period. That is only down 1.2% from a year before. Buyers are still active. The market did not stall.

Pending sales across the market rose 5%, according to the Real Estate Data Aggregator. That tells you demand is still there. Buyers are signing contracts. The pipeline is not empty.

How each ZIP code is reading

The five ZIP codes each have their own story. Prices, speed and inventory moved differently in each one.

Where inventory grew the most

ZIP 55112 saw the sharpest jump. The Real Estate Data Aggregator counted 97 homes for sale there, up 51.6% from a year before. ZIP 55126 was close behind, up 48.9% to 67 homes. ZIP 55113 rose 35.2% to 96 homes.

ZIP 55127 moved the other way. The Real Estate Data Aggregator showed only 57 homes for sale there, down 25% from a year before. That ZIP also had the highest median sale price at $524,000. Fewer homes and a higher price point can slow things down. Median days on market there was 27 days, and the share of homes that went under contract within two weeks fell 17.6 points to 36.3%.

Prices are holding, with one exception

Most ZIP codes held prices close to last year. ZIP 55113 was up just 0.3% to $371,500, and ZIP 55112 was up 1.3% to $385,000, both per the Real Estate Data Aggregator. ZIP 55126 dipped 1.3% to $395,000. That is a small move, not a collapse.

ZIP 55117 saw the steepest price drop. The Real Estate Data Aggregator put the median sale price there at $305,000, down 4.7% from a year before. Sales also fell 8.3% and days on market stretched to 29. That ZIP deserves a closer look if you own there.

Rates are making buyers think twice

CNBC reported the average 30-year fixed mortgage rate fell slightly to 7.41%. But Realtor.com noted rates had surged above 7% for the first time since January 2025. At that level, monthly payments add up fast.

CNBC also reported that mortgage applications to buy a home fell 7% for the week and were 18% lower than a year before. Fewer buyers applying means more time on market for some homes. That is worth knowing if you are setting a price.

Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. That is a national number, not this market's count. But it points to the same pressure sellers here are feeling.

Speed: most homes still moved within two weeks

Even with more supply, buyers are still moving on the right homes. The Real Estate Data Aggregator found that 50.7% of homes in ZIP 55112 went under contract within two weeks of listing. ZIP 55126 was at 50%, and ZIP 55113 was at 48.4%.

ZIP 55127 was slower. Only 36.3% of homes there went under contract that quickly, down 17.6 points from a year before. Homes in that ZIP are taking longer to find a buyer.

Sellers are still getting close to list price

Across all five ZIPs, the average sale came in at or just above list price. The Real Estate Data Aggregator put the sale-to-list ratio at 100.5% in both 55113 and 55112, 100.4% in 55126, 100.2% in 55117, and exactly 100% in 55127.

That is good news for sellers. It means buyers are not making deep low offers and having them accepted. Price your home right, and you are likely to get close to what you ask.

In short
  1. More listings are on the market across Rvlle, ArdenHlls and MndtaHgts, up 21.7% to 421 homes, per the Real Estate Data Aggregator.
  2. Sales barely budged, down only 1.2% to 647. Prices are mostly steady.
  3. Homes priced well are still selling near list and going under contract quickly.
  4. The ZIPs with the most new supply, like 55112 and 55126, need the sharpest pricing.
  5. ZIP 55117 is the one to watch, with prices down 4.7% and days on market stretching to 29.

One more thing: these numbers cover whole ZIP codes. One street can read very differently from the ZIP around it. A block with a lot of new listings, or very few, will behave differently from what you see above.
